inHappy Independence Day to all of you – I hope you have a safe but fun holiday!
I thought I’d pass along the June real estate stats for Lake of the Woods. I do them for the Lake because I live here, but if you are on my list and would like to have them for your area of Virginia, just let me know.
The good thing for us to understand is that things are not so bad in our area. Any area that is within commuting distance of D.C. has felt the pain, but it has not been the severe cutting pain the rest of the country has felt. In addition, we are reportedly at the bottom. Housing starts in the D.C. area are up. This will be a trickle down effect to our area. Also, with WalMart building in our area, we will need housing for people who work there. Doesn’t matter if they are cashiers, greeters, accountants, or managers, they will need housing. Our area will feel growth or a rise in our real estate because of WalMart – whether you think it is a good thing or not, economically it is a boon.

inBelow is a summary of sales activity in June 2010 for the 22508 zip code. While the market is looking much better in our area, these higher numbers most likely reflect the push to get properties closed before the homebuyers tax credit deadline of July 1.

That date has been extended to September for properties currently under contract. Many of the contracts were written on short sales and this extension will help those who have been unable to secure third party (sellers’ lender) approval. We do see an increase of properties placed on the active market. There is no indication that this rise is due to short sales or foreclosures – out of the 213 active properties, only 44 (21%) are listed as in short sale or being sold due to foreclosure.

inOrange County supervisors propose 6-cent tax property tax increase (Submitted by Ben Martin on March 23, 2010 – 11:01am www.VARealtor.com)
Orange County supervisors have decided to advertise a 6-cent increase, although they may ultimately pass a lower rate. Supervisors don’t yet know how much funding the county will get from the state, and they can pass a rate less than advertised, but not higher without running a new advertisement. County Administrator Julie Jordan’s proposed budget gives the school system the same local contribution as last year, but state funding cuts have led the schools to eliminate 81.5 jobs. The county may need to provide more money for the schools.
